Best family days out

There are some fantastic options for fun family days out in East Sussex and Kent, starting with Port Lympne Zoo. Set in 600-acres of Kentish countryside, Port Lympne has over 900 rare and endangered animals ranging from western lowland gorillas and Bengal tigers to giraffe, spectacled bears, and the UK’s largest herd of black rhino. It’s open every day except Christmas Day and young and old will love living out their safari dreams on the Kentish savannah and hopping aboard a safari truck for a tour to spot free roaming camels, giraffe, zebra, and wildebeest.

Train aficionados will love Kent and East Sussex’ railway offerings and there are more than a few. The Romney Hythe and Dymchurch Railway is a heritage gem and has been operating since 1927. Running between Hythe and Dungeness, it stops at Dymchurch, St. Mary’s Bay, Romney Warren, New Romney, and Romney Sands so you can hop out and explore. The East Sussex Railway steams through Tenterden, Northiam and Bodiam and has a Junior Engineering Experience for children aged 6 – 12 to get behind the scenes and discover how steam locomotives really work. To ride the rails a different way, the East Hill Cliff Railway is the UK’s steepest funicular and offers some pretty epic views.

For rainy days, take the family to the Hastings Aquarium and dip into the world beneath the waves. Walk through the underwater tunnel to spot tropical sharks and rays swimming overhead. Check out the nursery tanks to see teeny, tiny new hatchlings and get the chance to feed a fever of rays.

Take a family day out in nature

East Sussex and Kent are filled with rather magical countryside to discover, and The Dungeness Nature Reserve is a must-visit. Crossing eco-systems of open shingle, freshwater pits, wet grassland and wildflower meadows, wildlife is abundant. Listen out for the call of the cuckoo, spot flocks of seabirds and in spring and autumn you can marvel at the murmuration of swallows and swifts in the skies. To learn more about the local nature, the Rye Harbour Nature Reserve has some well thought-out activity trails for kids.

A day out seal spotting will be a family trip to remember forever and there are two types of seals that can be spotted in local waters, the grey seal, and the harbour seal. Full Throttle Boat Charters will whip you out on the open seas on a seal safari to see the wonderful, playful creatures in their natural environment. 

Come nightfall, DungenessWoodchurch and High Halden have some of the darkest skies recorded in Kent and on a clear night you can spot star clusters and even the Milky Way. Romney Marsh, a former locale of smugglers, favoured for its shadowy spaces is another great spot for stargazing. To delve further into everything celestial The Observatory Science Centre in Hailsham runs children’s workshops and stargazing evenings with their state-of-the-art telescopes. 

Reminisce your childhood and take your family to Tibbs Farm near Rye in the picturesque Tillingham Valley for fruit picking. Through the summer months, May to August, you can pick everything from apricots, raspberries, and plums to the lesser-known tummelberries and boysenberries.

Sporty family days out

Bedgebury Pinetum has something to pique the interests of everyone in the family, with fun family days out for all ages. Younger members can jump, swing, climb and play to their heart’s content at the Play Trail, while older kids can try the treetop challenge at Go Ape. Against a backdrop of magnificent conifers, you can cycle the nine kilometres of family trails or try the four-kilometre route for younger riders.

For an afternoon spent messing about on the river, you can head to Bodiam for kayaking and canoeing. Bodiam Boating Station hires out single or tandem kayaks, Canadian canoes, rowing boats and SUP paddle boards. You can paddle upstream for a visit to the beautiful National Trust Bodiam Castle. Post-paddle you can head to the Hub at Quarry Farm for lunch. 

Grove Farm Riding School near Rye, has a range of activities for family days out for horse-mad families, from private lessons and hacks (with a picnic) to Pony Days and Stable Mates, where children can brush, feed, tack up and muck out the horses before their lesson. For more experienced riders Saddles Riding Centre in Bexley in Kent runs beach rides on Camber Sands, through the year, so you can gallop along the golden sands. You can book online and meet them in Camber. For more beach action in Camber and older families, The Kitesurf Centre has plenty of activities to choose from, ranging from kite surfing lessons to kite buggies, kite landboard and power kiting.

For more thrill seeking on family days out, there’s Go Karting at the Lydd Kart Circuit in Romney Marsh. Every other Friday from April you can book a space on the Bambino Kart Academy for young children to get a taste of karting with on-track training and classroom activities. For two wheels rather than four, Harbour Cycles hires out high-quality bikes for family rides on some of the well-marked routes in the area. For very rainy days, you can always book a family swim at the Rye Sports Centre.

Camber Sands

Why is Camber Sands one of the most family-friendly beaches in East Sussex? Firstly, there’s miles of unbroken golden sands and a thrilling sand dune system for little legs to tire themselves out on. At low tide there are plenty of shallow waters to splash in, and at high tide camp in one of the many dunes, they’re perfect for picnics and hide and seek. When the tide goes out it’ll leave plenty of rockpools to play and discover wildlife in. There’s many amenities within easy reach of Camber Sands, not to mention plenty of places to pick up a delicious ice cream. Family-friendly beaches in East Sussex & Kent: Dymchurch

Another local sandy beach with a wide, flat stretch of sand for great classic bucket and spade action is Dymchurch. Come summer, you might be able to take a trip down memory lane with a classic donkey ride on the beach. For a bit of fun, think candy floss, rides, and penny slot machines pop into the Dymchurch Amusement Park or grab some fish and chips from Beach48. The tide comes all the way in here so it’s best to check the tide times before you travel.

Hythe and Greatstone Beach

Further along the coast, Hythe Beach is pebbly, but has a two-mile promenade, handy for buggies, with places to grab an ice-cream along the way. You could also head inland to walk along the wonderful Royal Military Canal. Greatstone Beach is a good shout for burgeoning nature lovers. Keep an eye out for clouded yellow butterflies, oystercatchers and even seals in the distance.

Family-friendly fun in Folkestone

Sunny Sands in Folkestone is, as the name suggests, a super family-friendly beach in Kent & East Sussex. Erring on the smaller side, the beach is perfect for sandcastle building when the tide goes out, has a clean water rating for swimming and a place for shade in the sunny months under the tunnel archways. Stroll along the brilliantly restored Harbour Arm for a spot of crazy golf and a giant outdoor cinema at the Goods Yard. There’s plenty of street food sellers to tuck into along the Arm and places like the Lighthouse Tasting Room to sate your appetite in. A short hop away is the Lower Leas Coastal Park, home to the largest free play area in the South East and come summer there’s children’s workshops and concerts. In the park’s Fun Zone, there’s a bounty shipwreck, climbing walls, net tunnels, aerial slides and a toddler’s construction area with sand diggers. It’s a great place to take a picnic.

Winchelsea and Pett Level

With a quality beach award Winchelsea Beach is a stretch of quiet, unspoilt coastline that’s one of the most family-friendly beaches in Kent & East Sussex. Made up mainly of shingle, there are flat areas at high tide, with lots of rock pools to dip into with nets along the lower areas. Keep an eye out for the many species of birds you’ll spot on the sands.

Grab lunch or a takeaway for a picnic at the family-friendly Winchelsea Beach Cafe, there’s ample seating indoor and out, and there’s a children’s menu with plenty of choice.

Between Rye and Hastings, by the towering cliffs of Fairlight Cove, Pett Level Beach is a quiet stretch dotted with wooden groynes to keep the shingle in place. Low tide at Cliff End reveals not only good sandcastle sand but also evidence of an ancient sunken forest that’s thought to be over 6, 000 years old. Check the tide times if you want to be in with a chance of spotting the fossilised remains of the petrified forest. For young minds interested in fossils and history, Pett Level is the perfect spot.

Trust the National Trust to have Easter things to do all wrapped up. Starting with Bodiam Castle. Built in 1385 by former knight of King Edward III Sir Edward Dalyngrigge, moated Bodiam in the Rother Valley is resplendent feat of medieval architecture. This Easter between 29th and 14th April 2024, you can dip into the castle’s rich history and take the trail to discover the castle’s dragons, Easter activities and get a chocolate egg at the end. It’s £3 to join in.

Over in Rye, 300-year-old Lamb House, is most famous as the former home of American writer Henry James and has an easter eggstravaganza going on between 24th March and 2nd April 2024. For £3 you can take the trail to find all the lambs and get a dairy, vegan, or Free From chocolate egg at the end. It’s only a few minutes’ walk from The Playhouse.

Rudyard Kipling afficionados with primary school aged children should make a beeline for Bateman’s in East Sussex’s Burwash. The National Trust property was the celebrated writer’s home between 1902 until his death in 1936. Their Easter Adventure trail, from 23rd March – 14th April, winds around Bateman’s estate and gardens. All 300-acres of magical High Weald countryside filled with hedgerows, ponds and woodlands and the River Dudwell running through it. Along the trail you’ll be joined by The Jungle Book characters and get an Easter egg once you’ve completed it.

For a soul-restoring spring walk, there’s nowhere quite as glorious as the rolling grounds of Sissinghurst Castle Gardens with its carpets of yellow daffodils that dance in the breeze of the orchard. Transformed by poet Vita Sackville-West and her author husband Harold Nicolson, you can enjoy the 460-acre estate and ongoing beauty of all that they created. Breathe in the scents of the pink magnolias in the White Garden and explore the vibrant planting of The South Cottage Garden, the bird-filled Nuttery and the fragrant herb garden. Don’t forget to pick up a trail sheet at the entrance to find your Easter egg along the way.

Knoops in Rye makes spectacular chocolate - perfect for Easter

Easter in East Sussex would not be complete without a trip to the chocolate heaven of Knoops in Rye. Genuis founder Jens Knoop (his surname is Dutch for button – very fitting…) opened his original chocolate shop here in 2012, and has a ‘knoopology process’, which he describes as a “periodic table of chocolate” with 22 different strengths of hot chocolate. They’re absolutely delicious, especially when topped with a handmade marshmallow.

Continue your own Easter chocolate trail to nearby Rye Chocolates, who create handmade single-origin, artisan, handmade chocolate in East Sussex. From Peruvian dark chocolate dipped honeycomb to 43.5% Venezuelan milk chocolate with pink Himalayan sea salt. It’s a veritable treasure trove of chocolate with the most beautifully illustrated wrappers.

Easter things to do in the great outdoors

For more fun in the great outdoors, the Rye Harbour Nature Reserve is brimming with wildlife. The coastal and wetland landscape is home to everything from oystercatchers, lapwings, redshank, and terns. And on 30th March you’ll get your chance to become a twitcher. The reserve’s Guide in a Hide event is a free event where you’ll be given binoculars, telescopes, and spotter sheets. Knowledgeable guides will be on hand to help you spot the birds.

Active types should get on their bikes and take a spin around the Romney Marshes. Peaceful and flat, the picturesque marshes are also home to 14 historic Romney Churches. Each one is completely unique (Fairfield Church is particularly beautiful), and some do cycling trips round the marsh to view them.

The Bedgebury National Pinetum and Forest is an alrefsco wonderland of rolling hills, valleys and over 12, 000 specimen trees. Wrap up warm and have a spring picnic by one of the many lakes, get amongst the treetops on a Go Ape treetop adventure or get exploring on the Nature Play Trail. Great for all ages, the Nature Play Trail has a giant rope swing, a Conifer Crossing rope bridge and a Puzzle Forest. Download the free iNaturalist app before you go and tick off all the wildlife you see on your visit.

Take a hands-on approach with your list of Easter things to do and learn how to lamb at Hare Farm in Brede near Rye. On Tuesday 12th and Wednesday 13th March, you can join the lambing team for an action-packed course on how to deliver a lamb during lambing season.

Get your cultural fix of Easter things to do at the Hastings Contemporary. On the seafront in Hastings Old Town, Hastings Contemporary is a gem of a gallery, championing all that is modern.  4th April is the first family day of the Easter holidays, celebrating the opening of the Pearls of the Sea exhibition. There’s no need to book you can just turn up and take part in the artist-led workshops that will be exploring the theme The Sea and Me, about our personal relationship with the coastline.

For more family-friendly things to do in East Sussex head for Alexandra Park in Hastings, on 30th March for The Mad Hatter’s Easter Extravaganza, which includes everything from bonnet parades and face painting to a tea party. Over at English Heritage’s Battle Abbey and Dover Castle from 23rd March to 14th April, you can try your hand at the Easter adventure quest and hunt for clues to discover the chocolate eggs.

On the edge of Alfriston, Druscilla’s Zoo is a family-run, family-friendly zoo with over a hundred animals. Get up close and personal and feed the sloths, penguins, and capybaras, try the rides and playgrounds and have some Easter fun. Don’t miss the zoo’s exciting Easter things to do with their free Easter egg trail to find giant eggs and a fun new sensory attraction called Spark.

Dog friendly beaches to discover

If you and your dog dream of sand dunes and salty air… then hot foot it to dog friendly Camber Sands. Miles of golden sand gets bandied about too often, but in Camber it really is true, it’s got literally swathes of it, perfect for your four-legged friend to run, play and dig to their heart’s content. Dogs are welcome year-round on Camber Sands, and while some restrictions apply in certain zones between May 1st and 30th September, there’s still plenty of beach and dunes free for energetic, tongue-hanging-out freedom. Do check out the tide table before you visit, as the tide comes in very quickly. Jury’s Gap at the eastern end of the beach will bring you to the lesser-known stretches of Broomhill Sands. For dogs that love the water, Broomhill’s shallow areas are ideal at low tide for frolicking in the surf. From the Blue House to The Barn, Camber Holiday Cottages has some of the most dog friendly coastal cottages in East Sussex, to check-in to then stroll from your Camber accommodation to the beach.

Heading west along the coast from Camber, the gentle sloping shores of nearby Winchelsea Beach are regularly quiet (sometimes you’ll have the whole beach to yourself). Shingle rather than sand, with plenty of rockpools to jump in and space to play fetch, Winchelsea offers up views of the headland at Dungeness and the cliffs at Fairlight. Keep travelling west and you’ll hit Pett Level Beach for more rockpools and tail-wagging. For paws that don’t like shingle, there’s a concrete path that runs along the top of the beach. Stay in dog-friendly beach accommodation Cliff-End Fort or Cloudbreak to have the seaside right on your doorstep. There are more great beaches to the west at St. Leonard’s Beach and to the east at Greatstone and Littlestone.

Let’s start with the obvious Paws and Claws Pet Shop on Rye’s Market Street is the absolute doggy dream. Like a sweetie shop of natural treats for the pampered pooch, think jars of liver sausage, boxes of goat sticks and more types of marrow than you could shake a stick at. Paws and Claws also stock plenty of chic coats for the well-heeled canine.

To shop for yourself put Rae at the top of your list. At 77a The Mint in the centre of Rye, Rae is a treasure trove of the most delicious homewares. Think everything from rugs to stationary to fine jewellery. For a glorious collection of art, craft and curios, the perfectly curated McCully & Crane for art, lighting and mid-century furniture and Soap & Salvation who mainly source and sell antique, vintage and repurposed goods. All three are super dog friendly. More Rye gems to mooch with your pooch are Ethel Loves Me and family-run independent gift shop Simply Rye stocking locally hand-poured Olsten Soy candles is also a must-visit.

Dog friendly pubs and cafes

Ye Olde watering hole The Standard Inn with its carved beams and sloping floors has been standing on its site in Rye since 1420. Hole up at the wood-clad bar with your four-legged friend at your feet, sip a cold pint of something local and tuck into Romney Marsh lamb or the daily catch from Rye Harbour. Over at 16th-century coaching inn The George in Rye, you’ll find the convivial (design team duo Maria and Adam at Retrouvius are behind the recent revamp) dog friendly Dragon Bar for Maldon Rock oysters washed down with a Kentish cider.

With walls lined with Anthony Burrill prints, The Fig is vibrant, quirky, super dog friendly and does a fine line in daily brunch and lunch options, all beautifully served. Day times are for walk-ins only, but you can book a dinner reservation Tuesday to Saturday. The welcome message on entering The Globe Inn states, “With logs on our fires, wood smoke fills the air, muddy boots by the door, tired dogs by our hearth…”, needless to say, it’s cosy and welcoming and mutts are celebrated.

With a delicious bakery open from 8:30am the heritage-listed White House is a great place to start the day. It’s spacious, trendy, friendly and frequently full of glorious pups to make friends with. Book up at pet friendly stay in Rye and have some of the best places to eat in Rye just minutes’ walk away. Mermaid Street Café makes excellent homemade Scotch eggs, sausage rolls and quiches and will welcome your dog with open arms. Alternatively, use their hatch to grab a coffee or an ice cream to take on your dog walk.

Thinking of walks…

Covering 1150 acres along the River Rother, the Rye Harbour Nature Reserve is an Outstanding Area of Natural Beauty in the High Weald. Well-behaved dogs are very welcome in the reserve and the Lime Kiln Café, but they will need to be kept on a short lead at all times (as it’s a nesting site for birds…).

Vets 

There are local vets on hand in case you need them during your stay. Family-owned Badgers Oak in Northiam near Rye (a 20-minute drive from Camber) has an out of hours service. There’s also Cinque Port Vets in Rye who also run a 24-hour emergency service.

Inside The Blue House

On the ground floor, you’ll be greeted by the spacious open-plan living, dining, and kitchen area, along with two bedrooms and a generously sized family wet room at the rear. This south-facing residence basks in sunshine from sunrise to sunset, ensuring ample natural light permeates the entire home.

The living area is thoughtfully furnished with a Samsung Frame TV equipped with all your favorite apps, comfortable sofas and chairs to fully savor the breathtaking view, and a cozy log burner for those chilly winter evenings.

The custom-designed kitchen boasts all the modern conveniences you could desire. It features a dishwasher, oven, microwave/grill oven, fridge/freezer, and a separate drinks fridge, offering plenty of options for preparing gourmet meals.

Additionally, a Nespresso machine with pods and a milk frother are provided for your morning coffee fix. Enjoy your meals at the handmade dining table, which comfortably accommodates eight and offers a stunning beachfront view.

The ground floor also includes a family-friendly walk-in wet room and a utility room complete with a washing machine and a separate dryer. For added convenience, there’s a side entrance for easy access to the house.

The living space has a Samsung Frame TV with all the apps. Comfy sofas and chairs to sit and take in the most fantastic view and a cosy log burner for those wintery nights.

The bespoke kitchen has all the mod cons that you could need. A dishwasher, oven, micro/grill oven, fridge/freezer and separate drinks fridge, offers plenty of scope to cook some gourmet delights. As well as a Nespresso machine and pods, there is also a milk frother for those morning coffees. Eat at the handmade dining table overlooking the beach which comfortably seats 8.

Furthermore, A family walk-in wet room and a utility room which is equipped with a washing machine and separate dryer, can be found on the ground floor as well as a side entrance for access to the house.

Sleeping arrangements at The Blue House

Master Bedroom 1 – Located on the upper floor at the front of the house, the master bedroom offers an impressive sea view, a generously sized freestanding bathtub, a private shower, and an en-suite toilet. This minimalist and modern room features high ceilings for a spacious ambiance.

Master Bedroom 2 – Positioned on the upper floor at the rear of the property, this second master bedroom provides a view of the picturesque dunes. It includes a freestanding bathtub within the sleeping area, a private en-suite, and a king-size bed.

Bedroom 3 – On the ground floor, you’ll find a generously proportioned super king surf-themed bedroom with a spacious wardrobe.

Bedroom 4 – This room is set up as a twin room with two 3ft beds and comes equipped with Apple TV for entertainment.

For families with infants, a travel cot is provided (please remember to bring your own bedding), as well as a highchair for added convenience.

All rooms are tastefully decorated in muted colors that harmonize with the stunning view. Air conditioning is available in the master bedrooms and the kitchen area, ensuring a comfortable environment even on warm days.

Outside the property

You not only have immediate beach access at The Blue House but also a spacious wooden deck adorned with a charming driftwood table and benches, perfect for delightful alfresco dining. What’s even better, we offer a charcoal BBQ and an Ooni pizza oven for our guests to use.

Access information

The Blue House is accessed from the car park via the beach, if you have a 4×4 you are allowed to drive onto the beach and park ONE car in front of the house at the discretion of the beach inspector in peak periods (high tides and full beach).

Do not park between the houses as this is owned by the neighbours. There is a car pass that enables one car to park for free in the car park for the duration of your stay.  There is a barrier that the beach inspector will put up if there is a risk to beachgoers. This is usually at high tide with a full beach or severe adverse conditions.

WE DO NOT ADVISE LEAVING ANY CAR ON THE BEACH IN BAD WEATHER AS THE SALT AND SAND COULD SERIOUSLY DAMAGE THE PAINTWORK AND IT IS ENTIRELY AT THE OWNERS OWN RISK.

Pet friendly

Dogs are very welcome but please be aware of the dog restrictions on the beach between 1 May – 30 September. 

There is an additional charge of £30 per dog per stay and the property allows up to two dogs.

The Bach in Camber

The Bach in Camber

New Zealand comes to Camber! Recent winners of theBuild It Awards Best Home 2020‘, The Bach is a stylish architecturally designed building split into two abodes and has views opposite the dunes. It is a minute from the glorious beach of Camber Sands, which is only a hop, skip and jump over the dunes.

Clean lines beautifully show off the simplicity of the design –  the subtle finishes ooze quality. The buildings are raised above the ground to maximise the views of the dunes. This creates a stepped entrance to the houses between stone retaining walls.

Inside the property

As you walk through the front door, you will immediately find a cloakroom to your left, and then walk into the large hallway. To the right, you will find the state of the art kitchen which enables the foodie guest to produce a feast. A double oven, with a warming drawer and grill, an induction hob; a large double fridge and freezer, a boiling water tap, a dishwasher and loads of culinary equipment, plus Bluetooth speaker and DAB radio all await you in this beautiful kitchen. A long dining table with banquette seating and overhanging lamps comfortably seats 8.

As you move towards the back of the property, you will find a separate utility room also with side access.  Just outside the door, is an outside shower /tap, perfect for washing off the sand. The utility room also comes with a washer, dryer and ceiling airer.

Stepping down into the large sitting room which is complete with a modern log burning fire, large TV with Sky Q is a perfect spot to relax and unwind.

The first floor hosts an additional sitting room with another log burning fireplace and sumptuous velvet sofa, a quiet room for reading or playing games – allowing you to spread out over the house.  There is also a huge balcony with some comfy chairs, perfect for the morning sun.

Sleeping arrangements

Bedroom 1 – A spacious master bedroom has a king-size bed with top quality bedding, together with a large ensuite shower room with two basins. There is also sliding doors out to a smaller balcony.

Bedroom 2 – A clean white, hand-built, bunk room is a great space for the children, the separate bathroom with freestanding bath and striking floor tiles is next door.

One floor up hosts another two bedrooms;

Bedroom 3 – Another spacious king bedroom with views to the dunes and an ensuite shower room.

Bedroom 4 – A twin bedroom with 3ft singles and another ensuite shower room.

All bedrooms have plenty of wardrobe space. A cot bed can be found in the bunk room wardrobe.

The eco-credentials are massive; the house is heated using Air Source Heat pumps, which create low levels of heat output into the underfloor heating systems. The buildings are highly insulated and sealed, so completely cool in summer and cosy in winter. Each room has a separate thermostat to adjust to your liking. What’s not to like!

Outside the property

The large sliding doors on the ground floor access the garden and outside dining area. For food aficionados and barbecue-heads, there is a gastronomic Green Egg BBQ, which has been handmade by artisans and NASA inspired ceramics.

The Bach allows one dog.

Landgate House, Rye

Landgate House, Rye

Historic properties are abundant in Rye, but Landgate House, Rye is something else. Situated at the footsteps of the Landgate arch, gateway to the citadel of Rye, the house is a remarkable building, and a monument to sympathetic restoration. A 700 year-old five bedroomed Grade II listed property, Landgate House boasts a large garden. A rarity in central Rye, together with a private parking spot for one car.

Since purchasing it in 2021, the current owners have beautifully restored this iconic property, respecting and retaining many of its original features. Flagstone floors, sweeping wooden bannisters, wonky doors and a quirky layout. Guests staying here will be staying in a piece of history, but with all the conveniences of the modern world.

Inside the property

Behind the unassuming front door, the wide Georgian hallway welcomes you in. White polished floors give a light and airy feel. A cosy nook with a hidden coat cupboard, a leather chair to curl up with a good book, don’t forget to find the diorama set amongst the flora.

Stepping down into the large dining room – the hub of the ground floor – a huge table for ten is the perfect place for gatherings. Antique finds from local shops or restoration salvage yards offer storage. The coffee machine, microwave, digital radio and all kitchen paraphernalia sit aloft of the hand-built shelving units.

Two steps down into the bespoke Plain English kitchen with flagstone flooring and a beautiful Rangemaster with an induction hob set in the old chimney breast. Pots and pans are displayed from above.

A Miele dishwasher and fridge/freezer sit alongside a butlers sink with wooden worktop which overlooks the garden. The back door from the kitchen opens onto the garden. Windows open fully too. Steps from the back of the kitchen find you back in the hallway which houses an additional fridge/freezer.

First floor:

The stairs from the ground floor at Landgate House, Rye, have been stripped back to the original wood wind throughout the property.

To the left of the main stairs is a beautiful sitting room, with plenty of sofas and pouffes, a further dining table with Windsor chairs is perfect for games and jigsaws (plenty of cards inside the hidden drawer). A reclaimed glass bar from The Dorchester for an evening tipple. With a 40″ smart TV, an antique trunk with a plethora of children’s toys, together with games, this stunning room painted in deep blue grey is a haven of relaxation.

Or you could place yourself in the accent chair that takes full view of the ancient Landgate arch topped with flags into the steeped citadel of Rye, and wonder of all those that have passed underneath. As with many properties in Rye, the sitting room sits over a cosy local bar but the floors have been sound proofed, making the noise ambient from below.

Landgate House has TWO sleeping options for booking.

OPTION ONE for 6: Middle Floor only. 3 Double Bedrooms with 2 bathrooms.

Large Master bedroom with superking bed from Soho Home adjacent to a family bathroom with roll top bath.

King Size bedroom with ensuite shower room and a further double bedroom sharing the family bathroom.

OPTION TWO for 9/10:  TO BE ADDED AS AN EXTRA ON THE BOOKING FORM.

In addition to the middle floor there is the option to add 2 further bedrooms on the top floow. This comprises of a double bedroom and a children’s bedroom with one single 3ft bed and a toddler bed which shares the Jack and Jill shower room. Please note: The stairs are a little steep, a stair gate sits across the bedroom door to the children’s room.

All linen and towels are provided.

There is also a utility room on the middle floor with a washing machine, tumble dryer and ironing facilities.

Outside the property and local area

From the kitchen, the back door opens up to a terrace with a picnic table, the gate to the side goes to the rear of the bar area. Steps descend to a lawn surrounded by old brick walls with old roses and lovely planting. A trampoline for children sits at the bottom of the garden at Landgate House, Rye, alongside the summer house (not yet available for guests as being restored)…

Pay and display parking bays are outside the house which are useful to drop off your belongings.  (Short stay 80p for two hours from metre, or £1 using the Ringo app for longer), a few minutes walk is Rye Station car park which is £2.90 per day (or you can buy a weekly ticket) or Rye Market Car Park (please note not available on Thursdays – market day!) which is £3 for 24 hrs.

Rye hosts a wide variety of festivals, literature, jazz, food and Christmas festivities. Wander the cobbled streets, climb the church tower, explore the Rye Museum or indulge in some of the local eateries. The White House, The Fig, The Standard and the Union are all favourites. Barista coffee, artisan bread, and delicious fresh local fish are plenty. The world is your oyster (or Rye Bay Scallop!).

Antiques, independent shops and art galleries will ensure you spend a few days in town. Soap & Salvation, McCully & Crane, Sailors and more. If you want to venture further afield, the beaches of Camber and Winchelsea are 10 mins away by car. Hastings is only 10 miles with much to explore. As is Dungeness with the infamous Fish Shack.

Seagrass

Seagrass

The recent transformation of this seaside bungalow is a joy to behold. Seagrass is situated on a private sandy lane, removed from the hustle and bustle yet within a stone’s throw of the beach. A stunningly converted home, decorated in beautiful calming tones and top quality furnishings throughout. With plenty of entertaining space, we know that Seagrass will become a firm family favourite. On entering the property – to the right are the bedrooms and to the left the hub of the home ensuring sleeping and social areas are neatly separated.

Inside Seagrass

Accessed via a gate ensures your privacy, the front garden is fully enclosed and the curved wooden footpath leads to the front door. The hallway has a big coat cupboard and bench. Heading left into the large cathedral domed kitchen is a delight for any culinary master. This expansive kitchen also houses a large walk-in larder (with microwave). Grey limestone tiles (with underfloor heating) compliment the white and charcoal marble work tops.

A Nexus Rangmaster cooker with induction hob, a large Fischer & Paykel fridge freezer (with water dispenser & ice maker), a Nespresso Verteo coffee machine for the early morning coffee and a Bosch dishwasher to clear it all up! Floor to ceiling French doors exit onto the back garden. A cloakroom with loo and basin with a bold Glasshouse Flora from Graham & Brown wallpaper is off the kitchen too.  French doors flood the kitchen with light and access to the rear garden and decking area.

Moving directly round to the dining room, simply styled with black wooden floor boards, sits a vast wooden table with benches and two chunky chairs. Lights hang overhead from the beams and pretty wall lights. French glass doors also open onto the Jarmanesque back garden. The Aubusson blue sitting room off the dining room allows for a warm retreat, with log burner and huge velvet corner sofa (from Sofa Warehouse), a wall hung 55″ LG smart TV allows for some serious viewing.

From the front door, to the right, the bedrooms are ideally situated away from the main hub of the home. The first bedroom is the handmade double bunk room, ideally suited for children and teenagers. Muted handmade Zellige pink tiles and hexagon sage green floor tiles (with underfloor heating) adorn the family bathroom, together with a double ended bath, large walk in shower, loo and basin on a reclaimed victorian marble stand. Turning to the right are the three double bedrooms. There is a second shower room and basin by Bedroom 1.

Sleeping arrangements at Seagrass

Parquet oak engineered flooring extends throughout the bedrooms with seagrass rugs and heavy linen curtains. Beds are made with fresh Egyptian cotton bedding. Towels are provided (except beach ones).

Bedroom 1: At the far end of the house is a king size bedroom with Hypnos mattress, painted in tones of sage green with linen curtains and French doors leading onto the lawned front garden.

Bedroom 2: The middle kingsize bedroom (with ‘Emma’ mattress) with calming peach and sage tones also has French doors also onto the front lawned garden.

Bedroom 3: Slightly larger than one or two, the third kingsize bedroom with a Hypnos mattress, which is decorated in muted tones.

Bedroom 4: The Bunk Room – two handmade bunk beds have been crafted into the space, with a winding stairway to the top bunks. Each bed has its own night light and shelf. The room is small and cosy, decorated in Neapolitan ice cream colours and is a definite hit with children (although the beds are big enough for adults)

Outside the property

With two separate spaces both fully enclosed, the front garden is a spacious lawned area. Accessed also from two of the bedrooms. The kitchen and dining room double doors open out onto the rear garden with can also bee accessed via the gate in the sandy lane with an outdoor hot shower, perfect when returning from the beach.

The design of the rear garden pays homage to Dungeness, the home of Derek Jarman – laid with with pebbles and large wooden deck with outdoor table, with coastal wild grass planting. Festoon lighting zigzags across the area making it a truly delightful alfresco eating area. In the shed, you will find additional chairs and cushions for the outdoor sofa. The shed also accommodates the washing machine and tumble dryer.

Seagrass is moments from the sand and a stones throw from the medieval town of Rye, the vineyards of Sussex and cultural and sporting attractions for all are within minutes – and just two hours from London, it offers year round escapism for a bit of R&R.

Seagrass is dog friendly and allows two dogs – although there are dog restrictions in parts of the beach from May – September.

Get your Nantucket vibes at the Casa Blanca Beach House, an exquisitely styled New England beachfront home bought and refurbished during lockdown. This stunning holiday home is deceptively large and sits discreetly on the Camber Foreshore. It has been sympathetically and cleverly styled to create the most wonderful space for guests to enjoy.

The house sleeps up to 10 guests in four bedrooms and has the possibility of another two in the reading room. It is the perfect home to celebrate or gather with friends and family for a truly memorable escape.

Inside the property

Arriving at Casa Blanca you enter into a roomy hallway. Sit down, kick off your shoes and let the stress of life melt away.

You will first come to the large open plan kitchen which boasts a Range Master oven with 2 ovens, a separate grill with a 6 ring induction hob including induction griddle plate; a microwave; two Bosch dishwashers; a large double Samsung fridge freezer with ice machine and a separate wine fridge. Further to this, there is also a Nutri bullet, Nespresso machine (cone pods), Italian Bialetti coffee pot and bean grinder and an array of bakeware.

A bespoke 3-metre oak table, that seats 12 invites long lazy lunches or decadent dinners. The bifold doors allow the outside in.

Moving into the sitting room. The soft muted tones with a large corner sofa and natural planters is the perfect place to while away the hours staring out to sea. There is a 75″ smart TV, together with all the apps, Netflix, Amazon Prime etc if you feel the need for some downtime. That’s if you can drag yourself away from the view. Sonos speaker provides the sound throughout the ground floor.

Casa Blanca is an all year round property, with its large conservatory featuring a hot tub overlooking the beach. To the rear of the room is a pool table and darts board for extra entertainment. There is access into the garage which has been converted into a small gym (at your own risk) and has a table tennis table set up.

Taking yourself upstairs, you will find four bedrooms, a reading room, two ensuite walk-in shower rooms and a large family bathroom. The master bedrooms and reading room all enjoy access onto the upper terrace – an amazing place to sit and watch the kite surfers fly by.

Master Bedroom 1 – This bedroom has a super king bed, complete with an ensuite walk in shower room. French doors lead out onto the upper outside deck.

Master Bedroom 2 – This bedroom has a king bed, ensuite shower room, sofa and smart TV. French doors also lead out on to the upper outside deck.

Bedroom 3 – The rear double, with a four-poster King bed with built-in cupboards and dressing table, is next to the sizeable family bathroom.

Bedroom 4 – Lastly, this haven for kids has four cabin beds (all 3ft wide).  Each bed comes with their own lights and USB plug as well. You will also find a Playstation 5 (several games) and 42″ smart TV to keep the little (& big ones) entertained and a three-seater sofa to chill out on.

The reading room is a small beachfront room, where you can sit for hours and indulge in a chapter or two. The sofa turns into a sofa bed and whilst the most amazing spot to wake up is not promoted as a bedroom. If you need extra space, this can be added to your booking.

The upstairs family bathroom has a walk-in shower and a large oval bath. There is also a double basin vanity unit.

Outside Casa Blanca

Outdoor living is just as stylish as the inside; with a dining area (with the same table as the dining room), a built-in BBQ and a Pizza oven you can enjoy eating alfresco whilst enjoying the breathtaking and ever-changing scenery or collapse in the comfy sofas, hammock or loungers. Further to this, two paddleboards are available for your enjoyment, as well as some smaller bodyboards.

Every inch of this beach house has been thoughtfully styled. However, given the wealth of activities both on and off the water, you may never want to leave!

Things to note

The hot tub at Casa Blanca is serviced by an external company and water is changed every week.

For the little ones, the house is equipped with a baby monitor, stair gate, high chair, bottle steriliser & travel cot.

Sunnyside

Sunnyside

Relaxed artistic vibes permeate Sunnyside, a stunning three bedroom holiday cottage. Set on a sandy lane in Camber, within a stones throw of the glorious beach you couldn’t want for more. Sunnyside is back and better, extended and refurbished, offering a stylish escape to the sea.

Inside the property

Walking into the the sitting room, the chic mix of vintage pieces merge effortlessly with contemporary artworks. With sisal flooring and Persian carpets it is warm and inviting (with gas central heating) together with a log burner. Two large comfy sofas make an ideal spot to unwind after a day on the beach. The 32″ smart tv, a plethora of games, two digital radios and Sonos speakers help relaxation.

Step down from the living room through glass doors, into the kitchen. A zinc topped dining table sits centre stage with French doors leading out onto the deck and secluded private garden. The kitchen is wonderfully equipped with lots of kitchen appliances to cook up a storm (plus loads of cook books), and an Espresso / Cappuccino machine to kick off the day.  A laundry cupboard houses the washer/dryer.

Sleeping arrangements at Sunnyside

There are three comfortable double bedrooms. The master bedroom has a king sized bed with a body-responsive sleep system mattress. All the bedrooms have White Egyptian cotton sheets, duvets, pillows and towels.

Bedroom 1 – Off the sitting room, there is one step into the stylish Grey bedroom. It has a sumptuous king size bed, vintage Persian carpet, rattan wardrobe and armchair.

Bedroom 2 – The back Blue Room has an upholstered kingsize bed and French doors leading onto the deck and back garden.

These two bedrooms share a large well-appointed wet room with a fantastic walk-in power shower with white fluffy bath sheets.

Bedroom 3 – To the right of the kitchen you step up to another king size bedroom with French doors that lead out onto the garden. Another wet room with a fantastic power shower adjoins the bedroom.

Outside Sunnyside

The secluded sunny garden has a large built in BBQ, a sun bathing deck with teak recliners, a large outdoor dining table perfect for entertaining al fresco. The lawn is edged with stunning seaside planting and when the tide is in you can hear the crashing of waves.

The summer room houses outdoor furniture, cushions, a parasol, an additional fridge/freezer, further kitchen equipment and an assortment of garden games.

Sunnyside is dog-friendly allowing one medium sized dog. There is a £25 fee per dog, per stay.

A five bar gate angled into the driveway allows for three cars tightly parked.

Please note there is not a bath at this property.
