Seagrass

The recent transformation of this seaside bungalow is a joy to behold. Seagrass is situated on a private sandy lane, removed from the hustle and bustle yet within a stone’s throw of the beach. This Tardis like property has been stunningly converted, decorated in beautiful calming tones and top quality furnishings throughout. With plenty of entertaining space, we know that Seagrass will become a firm family favourite. On entering the property – to the right are the bedrooms and to the left the hub of the home ensuring sleeping and social areas are neatly separated.

Inside Seagrass

Accessed via a gate ensures your privacy, the front garden is fully enclosed and the curved wooden footpath leads to the front door. The hallway has a big coat cupboard and bench. Heading left into the large cathedral domed kitchen is a delight for any culinary master. This expansive kitchen also houses a large walk-in larder (with microwave). Grey limestone tiles (with underfloor heating) compliment the white and charcoal marble work tops.

A Nexus Rangmaster cooker with induction hob, a large Fischer & Paykel fridge freezer (with water dispenser & ice maker), a Nespresso Verteo coffee machine for the early morning coffee and a Bosch dishwasher to clear it all up! Floor to ceiling French doors exit onto the back garden. A cloakroom with loo and basin with a bold Glasshouse Flora from Graham & Brown wallpaper is off the kitchen too.  French doors flood the kitchen with light and access to the rear garden and decking area.

Moving directly round to the dining room, simply styled with black wooden floor boards, sits a vast wooden table with benches and two chunky chairs. Lights hang overhead from the beams and pretty wall lights. French glass doors also open onto the Jarmanesque back garden. The Aubusson blue sitting room off the dining room allows for a warm retreat, with log burner and huge velvet corner sofa (from Sofa Warehouse), a wall hung 55″ LG smart TV allows for some serious viewing.

From the front door, to the right, the bedrooms are ideally situated away from the main hub of the home. The first bedroom is the handmade double bunk room, ideally suited for children and teenagers. Muted handmade Zellige pink tiles and hexagon sage green floor tiles (with underfloor heating) adorn the family bathroom, together with a double ended bath, large walk in shower, loo and basin on a reclaimed victorian marble stand. Turning to the right are the three double bedrooms. There is a second shower room and basin by Bedroom 1.

Sleeping arrangements at Seagrass

Parquet oak engineered flooring extends throughout the bedrooms with seagrass rugs and heavy linen curtains. Beds are made with fresh Egyptian cotton bedding. Towels are provided (except beach ones).

Bedroom 1: At the far end of the house is a king size bedroom with Hypnos mattress, painted in tones of sage green with linen curtains and French doors leading onto the lawned front garden.

Bedroom 2: The middle kingsize bedroom (with ‘Emma’ mattress) with calming peach and sage tones also has French doors also onto the front lawned garden.

Bedroom 3: Slightly larger than one or two, the third kingsize bedroom with a Hypnos mattress, which is decorated in muted tones.

Bedroom 4: The Bunk Room – two handmade bunk beds have been crafted into the space, with a winding stairway to the top bunks. Each bed has its own night light and shelf. The room is small and cosy, decorated in Neapolitan ice cream colours and is a definite hit with children (although the beds are big enough for adults)

Outside the property

With two separate spaces both fully enclosed, the front garden is a spacious lawned area. Accessed also from two of the bedrooms. The kitchen and dining room double doors open out onto the rear garden with can also bee accessed via the gate in the sandy lane with an outdoor hot shower, perfect when returning from the beach.

The design of the rear garden pays homage to Dungeness, the home of Derek Jarman – laid with with pebbles and large wooden deck with outdoor table, with coastal wild grass planting. Festoon lighting zigzags across the area making it a truly delightful alfresco eating area. In the shed, you will find additional chairs and cushions for the outdoor sofa. The shed also accommodates the washing machine and tumble dryer.

Seagrass is moments from the sand and a stones throw from the medieval town of Rye, the vineyards of Sussex and cultural and sporting attractions for all are within minutes – and just two hours from London, it offers year round escapism for a bit of R&R.

Seagrass is dog friendly and allows two dogs – although there are dog restrictions in parts of the beach from May – September.
